Originally we focused on lending primarily in California, but with the investment community’s search for higher yields, we followed our investors to other states, including Arizona, Texas, Nevada, Utah, and Oregon. We've since expanded into states farther east, including Ohio, Georgia, North Carolina and Florida. Today we lend in over 40 states.
Our loans are generally full recourse, with debt guaranties from the principals involved.
Terms and conditions for each loan are structured on an individual, case-by-case basis. Most of our loans are originated for portfolio, which enables us to be flexible and creative in our financing and to keep costs to a minimum.

Many single tenant NNN borrowers are coming out of 1031 exchanges and we recognize transaction speed is critical. Our financing programs are designed to provide the fastest turn times possible.
